Choose Your Inspector with Confidence!
Ask your inspector to answer the following questions.
- How long has the inspection company been in business?
- How many inspections has the company completed?
- Is the inspection company a one person company or operating as a business?
- Number of years inspection company was in business prior to licensing (2012)
- Does your inspector have a home inspector's license?
- Does your inspector have a contractor's, architect's, or engineer's license?
- Does the inspector provide a computerized report with digital photos or a handwritten?
- Does the inspector provide a comprehensive 200+ page Home Guide?
- Are you encouraged to participate in the inspection?
- Does the inspection company have a dedicated bilingual / scheduling staff ready?
- Will the inspector climb up on the roof and crawl through the attic and crawl space?
- Will the inspector open the electrical panel and air handler system?
- Does the inspection company provide on-line access and storage to inspection reports or does not have the capability?
- Will the inspector:
- Be able to compare your home with its peers?
- Summarize the major points of concern and the significant qualities of the property?
- List those components which have a high probability of failure within the coming five-year period?
- Identify potential remodeling problems, such as materials containing asbestos, old electrical systems, or old galvanized plumbing?
- Inform you about amateur workmanship or substandard maintenance?
- Detail the maintenance for all the components of the house?
- List problems in major and minor groupings?
You will also want to ask them about the inspection fee, the age of the home, and the square footage of the home.
